There are several outdoor areas devoted for contemplation and rest. For instance, you can relax lulled by the sound of the flowing water on the 'terrace by the river'. Or enjoy the scents and the colors that this piece of paradise has to offer in the 'garden of aromatic herbs' and the 'bio-garden'. In the back of the building, following the white rose path, you can swim in our hydrolysis pool - the 'black tub' - derived from the old mill pond. One of the most peaceful pleasures that you should experience is the walk along the river to enjoy the beauty and the feeling of being in an enchanting and uncontaminated place which is at times surreal. Stop and admire the wild and quiet nature while having a reinvigorating bath in the small natural pools of the river ... and many other unique spaces. We are certain that our guests will discover some corners in the resort to call their own.

The rent option for 12 guests involves the exclusive use of the entire structure.
Ground Floor
On the ground floor of the mill there is the bedroom called 'le Macine' that was once used for 'milling' ground corn and chestnuts. While sleeping suspended between the two millstones, you can see the writings on the walls of the accounts made over the years by the miller. On the ground floor, there is also a bathroom built in the cave with stone floors and walls and a vaulted brick ceiling. The old stone drinking trough has been transformed into a wash basin. The room 'Le Macine” - with a beautiful view of the stony bridge - is complimented by a reading area with stone floors that were carefully protected during the restoration. Climbing up a staircase carved into the rock, we enter onto the first floor.
First Floor
On the first floor, you have a fully equipped large kitchen which according to Tuscan tradition is the hub of the house, including a dining table for 12 guests. Here you can enjoy the best Tuscan cuisine prepared in the old wood-burning fireplace or using the most modern cooking appliances with low energy consumption. The kitchen is equipped with a dishwasher, two refrigerators a freezer and both American and Nespresso coffee machines. For your outdoor lunches or dinners, the yard in front of the entrance to the kitchen is furnished with tables and a barbecue in order to enjoy seasonal vegetables from our organic garden or to make you delight with dishes prepared for you by our cooks, the 'Tuscan mamas”. The restored kitchen brings to light the beautiful frescoes from the beginning of the century that will help you discover the history of the mill and its past traditions. Near the kitchen is the lemon-house turned into a music room with a large glass wall where you can admire a small garden and our lovely white roses. Additionally, a resin bathroom with a double shower and a living room with satellite television are located nearby. The first floor also features the double suite, 'Il Baule'. The bed has a tufted headboard which covers the entire wall - weaved with old hand looms - and lamps made from the bullet cases of the First World War, a family heirloom. The room is equipped with a bathroom that has a very special shower. The sink made of stone (pietra serena) has been left in its original position and the walls are made of a 'dark stone' resin covered with antique mirrors.
Second Floor
On the second floor of the villa there is the master suite with gable (capanna) roof. The headboard of the bed divides the room to create an intimate wardrobe area with a resin bath and shower. The sink has been obtained from an old mortar made of stone (pietra serena) which leans against an oak trunk.
Adjacent to the suite there is a double room with a double gable (capanna) roof and the 'white sand' bathroom - a beautiful resin and sand color space with a large shower and a breathtaking view over the river. This bedroom connects to the 'Ritrecine' bedroom furnished with two single beds, ideal for a couple with children. If desired, the beds can be joined together to create a queen-size bed.
“La Tramoggia”
One of the most charming double rooms is located in a wing of the Mill, 'la Tramoggia', with an independent entrance on the ground floor arranged into two levels. It is included in the 12-bed rental option. You can enter in the living room with an open modern kitchen fully equipped with low energy consumption appliances including a refrigerator and dishwasher. A small oak staircase will take you to the double room - a romantic space with a headboard made of linen (weaved with old hand looms) that covers the entire wall. The bathroom is very impressive, characterized by a large opaque resin bath ideal for two people. Both floors and stone walls have been restored and brought back to their natural beauty.
The rent option for 10 guests includes the exclusive use of the whole structure except the “La Tramoggia” wing of the Mill.
Il Mulino Morandi è stato restaurato con principi di bio-architettura e con materiali eco-compatibili cercando di rendere ogni ambiente accogliente e di esaltarne le caratteristiche originarie.
Il Mulino è dotato di sei stanze da letto molto romantiche, tutte con bagno e dalle caratteristiche molto ricercate. Cinque camere sono matrimoniali, una è arredata con due letti singoli con la possibilità di essere trasformati in letto matrimoniale.
Una delle stanze da letto più suggestive si trova in un'ala del Mulino 'la Tramoggia' indipendente e dotata di cucina e bagno. Rientra nell'affitto dell'opzione a 12 posti letto. Sia nell'opzione 10 posti letto che in quella 12 posti letto viene concesso l'uso esclusivo del Mulino e dei servizi.
Abbiamo dedicato varie zone esterne alla contemplazione e al riposo. La 'terrazza sul fiume' dove vi potrete rilassare cullati dal suono dell'acqua che scorre. Il 'giardino delle piante aromatiche' e il 'bio-orto' dove godere dei profumi e dei colori che questo angolo di paradiso sa offrire.
Seguendo il percorso delle rose bianche, sul retro dell' edificio, potrete nuotare nella 'vasca nera', così chiamiamo la nostra piscina a idrolisi, ricavata dalla vecchia gora. Una delle più suggestive esperienze che vi consigliamo di fare è la passeggiata lungo il corso del fiume per assaporare la bellezza e la sensazione di essere in un posto magico e incontaminato a tratti surreale.
Fermatevi a contemplare la natura selvaggia e quieta magari facendo dei bagni rigeneranti nelle piccole piscine naturali del fiume... e molti altri spazi unici... con la certezza che i nostri ospiti scopriranno degli angoli nella residenza che faranno propri.

Piano terra:
Al piano terra del mulino si trova la camera da letto 'le Macine', stanza che una volta era adibita alla 'molitura', qui venivano macinati grano e castagne. Potrete dormire sospesi tra le due macine in pietra e sulle pareti noterete le scritte dei conti fatte negli anni dal mugnaio. Sempre al piano terra si trova un bagno ricavato nella grotta con pavimento e pareti in roccia e soffitto in mattoni a volta. L'antico abbeveratoio in pietra e' stato riadattato come lavabo. Il locale 'Le Macine' e' completato dalla sala della lettura, con pavimenti in pietra serena preziosamente protetti durante tutte le fasi di restauro e una splendida vista sul ponte in pietra. Salendo una scala scavata nella roccia si accede al primo piano.
Primo Piano:
Al primo piano si trova la grande cucina. Come vuole la tradizione toscana la cucina è il fulcro della casa, completamente attrezzata e comprensiva di tavolo da pranzo per 12 persone. Potrete assaporare la migliore cucina toscana preparata nell'antico camino a legna o sulle più moderne piastre ad induzione a basso consumo energetico. La cucina e' attrezzata con lavastoviglie, due frigoriferi con ghiacciaia, macchina da caffè americano e Nespresso. Per i vostri pranzi o cene all' aperto abbiamo attrezzato l'aia di fronte alla porta di ingresso della cucina con tavoli e barbecue per gustare le verdure di stagione del nostro orto biologico, oppure farvi deliziare con piatti preparati per voi delle nostre cuoche 'Toscana mamas'. I lavori di restauro della cucina hanno riportato alla luce degli splendidi affreschi di inizio secolo che vi aiuteranno a rivivere la storia del Mulino e delle sue tradizioni. Adiacente alla cucina si trovano un bagno in resina con doccia doppia, il salotto con televisione satellitare e la limonaia trasformata in sala della musica dove, attraverso la grande vetrata, potrete deliziarvi della vista di un piccolo giardino ammirando le nostre amate rose bianche. Il piano si completa con la suite matrimoniale 'il Baule', con la testata del letto a tutta parete capitonne' di lino tessuto con vecchi telai manuali e lampade realizzate da bossoli di proiettile della prima guerra mondiale, cimelio di famiglia. La camera è corredata di un bagno con doccia molto particolare. Il lavandino in pietra serena è stato lasciato nella posizione originaria, le pareti sono in resina 'dark stone' tappezzate di specchi antichi.
Secondo Piano:
Salendo al secondo piano della villa si trova la camera matrimoniale con tetto a capanna concepita come suite. La testata del letto divide l'angolo guardaroba da un bagno in resina con doccia. Il lavandino e' stato ricavato da un antico mortaio in pietra serena appoggiato su un tronco di quercia. Adiacente alla suite si trova una camera matrimoniale con doppio tetto a 'capanna' e il 'white sand', uno splendido bagno in resina color sabbia con doccia molto grande e vista sul fiume. La camera con doppio tetto comunica con la camera 'Ritrecine' provvista di due letti singoli e ideale per una coppia con figli. All'occorrenza i letti possono essere uniti.
'La Tramoggia':
Una delle camere matrimoniali più suggestive si trova in un'ala del Mulino 'la Tramoggia' con ingresso indipendente al piano terra disposto su due livelli. Si accede nella zona giorno-relax con cucina moderna a vista completamente attrezzata con piastre ad induzione a basso consumo energetico, frigorifero e lavastoviglie. Una piccola scala di legno di quercia vi porterà nella camera matrimoniale, un accogliente nido d' amore con testata a tutta parete in lino tessuto con telai manuali. La stanza da bagno è molto suggestiva, è caratterizzata da una grande vasca in resina opaca ideale per due persone. Il pavimento e i muri in pietra sono stati restaurati riportandoli alla loro naturale bellezza.

This property is an antique mill for chestnuts, rebuilt and restaurated with very big passion and details by Lucia, our host.
It is family run business. Location is remote, but only 4 km from Loro and 10 from Montevarchi.
Rooms are very nice, big, nature is present in all posible variations.
In one room we found out a little cincilla, but this "problem" was solved soon. We had fun with it.
In the night, there are fireflies all around, lighting like flying LEDs :-)
Pool is also nice, a bit cold, but OK.
Everything were perfect, but there are a couple of thing to get improved, to be top notch.
First, during the heats we had, an icemaker is a must! Second, when you buy in nearby Chianti region a 30 Eur Chianti reserva and want enjoy it in the mill, you can use only plastic glasses. Well, they are practical and safe by the pool, but not enjoying with the meal.
Third are sun bed matraces and towels, which are all black. Nice and it fits to black pool, but it is unpractical because of color, which attract heat anf they are really hot. White would be better.
All in all: HIGHLY RECOMMENDED!!!!
And one more thing I want to write here, because that restaurant very close to the mill does not have Tripadvisor page. They are new, but, my Gosh, it is sooooo good I must mention it here.
The name is Acienda SAGONA. As you can see, I traveled a world, dinning in Michelin star restaurants, but this is soooo special. All home made, not fancy meals like in other restarant, just raw homemade things like meatballs, chicken liver with own beans, perfect riserva, all organic from own production. People are so nice and friendly. This is a REAL hidden gem.
Unfortunately, we found it last day, so we had lunch and dinner there. Go there and enjoy.

Posto da sogno: veramente charmy!
Raccomandatissimo!
Un posto davvero inusuale: un vero mulino ad acqua, perfettamente ristrutturato, letteralmente "appollaiato" su un torrente e immerso nel bosco....atmosfera unica, e affascinante.
Risistemato ad arte, con tutti i confort e grande attenzione alla qualità, mantiene comunque un fascino tutto suo, con la sensazione impagabile - un pò "Zen" - di addormentarsi con il suono dell'acqua che scorre....
Noi siamo stati benissimo, per altro è anche comodo per tante bellissime visite nella zona, e nella Toscana tutta.
Super chicca la piscina a idrolisi, apprezzatissima da mia figlia, e il BBQ col quale abbiamo festeggiato una sera sotto le stelle insieme agli amici...... WOW!
Ha pure il WiFi...anche se - dato il posto - non è detto che sia un bene!!

Incredible charm and beauty
We spent 1 week at Mulino Morandi in January 2015 and it was definitely the best B&B we visited in Tuscany. The place is fantastic and the owners are very nice. The mill has been recently renovated. The original building is very old and charmy and there are still historical traces by the time it was working including antique wall paintings and fire place. The renovation work made it a fantastic place. They merged the old structure with modern colors amenities and brand new equipments with a great italian style. Pictures on the web don't give justice to the beauty of the mill and when we arrived we felt like being in Paradise! A special thanks to Laura and Lucia which are very nice and warm and where always available to help and support. The mill is surrounded by nature and there are plenty of places to visit all around. But it's so nice and relaxing that you need to force yourself to go out. We will definitely go back in summer time when colors will be super.

Charming and peaceful close to Art and Shopping
My stay at Mulino Morandi has been a blast! I would definitely recommend this unique place; a real charming hidden gem surrounded by nature but not too far from great shopping and Tuscan Art. If you are looking for a romantic stay or a family holiday in both occasion you will be able to relax and have wonderful sightseeing in Arezzo or Florence not too far from there. Great food and wine!

Simply marvellous!
I took my Swiss colleagues to Mulino Morandi for a team retreat. It has been absolutely fantastic. First of all the facilities: the Mulino is gorgeous, great design, great segregated apartments with the ability of sharing communal space, modern facilities alongside meticulous design. Second the location: waking up in the morning by the little river was just fantastic. The small bridge leading to the Mulino was just charming. And finally the hospitality of Lucia and Laura: from the welcome present to dinner at their private home in the valley, they were just the finest guests.
We most definitely look forward to go back in the summer and a joy the pool!
