Overbrook Barn is part of a beautiful 18th century farm on the edge of the village of Flash, the highest village in Britain, located in a quiet valley in the south west corner of the Peak District National Park.
A rental hot tub can be arranged for your stay.
The long driveway leads to a bridleway on the famous Three Shires Head network providing some of the most spectacular walking and riding in the country.
The farm is an alpaca breeding business. Overbrook Barn is surrounded by fields of these beautiful and inquisitive creatures and you're welcome to walk among them. Also on-farm are sheep, pigs, chickens, and ducks: a paradise for city children.

Well equipped and in beautiful surroundings- recommend.
Location is perfect for great walks in the surrounding Peak District- you can just walk out of the door and pick up one of the footpaths.
The barn itself was great, had everything that we wanted, beds were really comfy, the whole place was spotless and Gemma and Simon were really helpful with high chairs and cots for our grandchildren. Great gas BBQ and some lovely country pubs that are currently serving outside.
Lovely to look out and see the alpacas and to meet them up close and have an informed chat from one of the sons- thank you.
Would definitely stay again.

Lovely stay in a very remote part of the Peak District
The Barn is small/cosy, and has everything you need for 6-8 people. Lovely to watch the alpacas feeding each day and a bird feeder is also set up for your viewing pleasure. The log burner is must and gets the place lovely and toasty!

Excellent cottage
Had an amazing weekend, brilliant walks on the door step. Best equipped cottage we’ve stayed in. We will certainly be booking again.

Wonderful converted barn in the Peaks
Our family had an excellent stay in Overbrook Barn. Although the barn is fairly small it is made so cosy and comfortable from the log burner to the huge beds and quality bedding. The owners go over and above with extra touches, like the jug of milk in the fridge and key supplies to get you going, and the quality books everywhere!

Delightfull and very welcoming cottage
It's so good here we have stayed twice! The views from the cottage are amazing, we love the Alpacas in the garden! Our host are very welcoming and helpful. Great walks for the dogs and the cottage makes a great base to travel around the Peaks. We will be back again!

Perfect getaway
We spent a lovely weekend here, such a beautiful location with a variety of beautiful birds to watch. Our stay was made even more special by Gemma, the owner whose thoughtfulness and attention are over and above.

Fabulous!
This is a fabulous barn house set in a stunning location. The home is equipped with everything you could ever want including a cozy log burner with enough logs supplied to last us a full week (more available if we had needed them) The beds are extremely comfortable and the four bedrooms are tastefully furnished.
We felt at home as soon as we stepped foot into the open plan accommodation.
We would highly recommend this property.

Amazing stay
For the first time ever we decided on a Christmas get away with close family, and boy is that what we got!! Gemma, our host had provided a lovely tree and decorations for the girls to decorate it. Gemma met us soon after arrival to ensure all was ok and ask if we needed anything which of course we didn't - the barn had everything you could possibly need. Our dog was well catered for too with throws for the sofas - amazing touch! We were introduced to the alpacas by Gemmas son who answered any questions we had. Fabulous walks up the the3 Shires. An amazing week enjoyed by all, 5 years to 65 years! And yes we will be going back!!

Remote & Comfortable
A beautiful, well equipped cottage/barn in a stunning remote location.
We had everything we needed and it didn’t take us long to settle in front of the fire. Ideal for walkers and even better for dog owners!
