Il Palazzo Balducci, ben noto per il suo valore storico come un primo esempio di un edificio del XVII secolo, è di importanza nazionale. In un'ala del palazzo è stato costruito un appartamento indipendente con vista sul giardino interno. L'appartamento è completamente arredato ed è diviso nelle seguenti zone: sala da pranzo con angolo cottura (frigorifero, forno, lavatrice), soggiorno con camino e 2 divano letto singolo, camera da letto con 1 letto matrimoniale e una normale TV, bagno con doccia e una piccola sala. L'appartamento indipendente, che ha un angolo cucina, è una buona alternativa per le strutture ricettive che offrono una camera da letto, perché è più conveniente. L'opportunità di scoprire i tesori artistici, prodotti gastronomici e la naturale bellezza di Gubbio.

Un incanto
Abbiamo soggiornato tre giorni in questo splendido palazzo, dal sapore antico, come l' incantevole terra eugubina. La Limonara è meravigliosa. Abbiamo avuto il piacere di incontrare il signor Alfredo che ringraziamo per la gentilezza e l' ospitalità con la quale ci ha accolto e ci ha invitato ad ascoltare la sua narrazione su Gubbio, dalla prospettiva di chi ha viaggiato tanto e attraversato molti luoghi. Ci torneremo sicuramente.

Beautiful rental
I stayed in Palazzo Balducci in Gubbio for 3 days in june 2013. A beautiful old rental with landscape Windows to the garden. The rental includes all necessary equipment for a relaxing holiday, a cosy and charming place with a fantastic history. The rental and the environment refer to an autentic Italian proporty. The host, Alfredo, is a very warm and charming elderly man who knows everything about the history of Gubbio andthe region of Umbria, and he loves to tell you all about it. In perfect english , I noticed. The rental is situated in the center of Gubbio, close to everything. I will stay in Palazzo Balducci again next time I visit Umbria.

A disappointment
Gubbio is a beautiful medieval town, well worth visiting. The people are friendly, patient, and largely non-English-speaking. The restaurants are superb and real value for money. This is a real gem of a place. This rental is a different story. The best way to describe il Palazzetto Balducci is by comparison with other places we rented on this three-week trip. We have rented homes and apartments since 1996 in Europe and the US. We arrived in Gubbio from Lucca where we had rented an apartment in the historic center for exactly the same price as il Palazzetto Balducci. The place in Lucca was a modern, recently-renovated, two-bedroom apartment, with a real kitchen and a very good bathroom. This was totally value for money. Same experience the week after Gubbio in Lyon, France...a very modern studio apartment for 150€ less than we paid in either Gubbio or Lucca. We were shocked when we arrived in Gubbio to find the Palazzetto Balducci to be in poor repair, cold until we insisted that Alfredo turn on the heat, and generally not of a good standard. Other reviewers are being kind to call the bathroom "rustic". It is very small, with hot water only sometimes in the mildewed shower. Wifi with an iPad was tenuous at best, unless we were in the entryway or the bathroom. I would not recommend this rental.

Dear Sarah, thank you for your comments. We're very sorry that you didn't enjoy your holiday. We do say in the advert that the Balducci Palace, well noted for its historic value as a prime example of a seventeenth century building, is of National importance. For this reason it can not be “renovated” but only preserved. Probably not being aware of this legal, historic, architectural and cultural limitation you have considered the Palazzetto Balducci to be in poor repair. The bathroom is very small because, for the same previous constrains, we have not been allowed to buid lt in a different place. Maybe some communication with me, would have solved all problems with hot water only sometimes in the shower and removed the soap for disinfection, which you call mildew, from the wall - just like I took care of the heating. Unfortunately,I was unaware that the Wi-Fi was not working properly with IPad. So I thank you for pointing this out to me and apologise for any inconvenience it may have caused you. The problem has been solved and the signal looks good. In any case it is not clear to me the reason why you gave as overall average evaluation 1 star instead of 3. Regards, Alfredo

Very cosy and very perfectly located city apartment!
My husband and I stayed in this perfectly cosy apartment for a week in May/June (and has been there many times before) and it really is a great place and a great city! We don't recognize the words from the previous review from August 2. at all, other than yes, there was construction going on due to a new flat being worked on and to that we can only say: it has to be done at some point and yes it will cost a little inconvenience - it is surtenly not usual conditions of a stay in Palazzo Balducci and we can surtenly work our way around that! Most probably the restauration of the new flat has caused more dust and some filthy covers on the couches. Maybe some communication with the very nice and very well english spoken owner, would have solved all problems - just like the water/shower problem was taken care of, I sure anything else mentioned, would have been easy to solve. We love this place and will come back any time!

Great Visit
We stayed at Palazzo Balducci with our six-year-old daughter in August 2012. The location is great -- inside the city walls, convenient to shopping, restaurants and parking. Gubbio is a place with character, charm, and historical interest, but without hordes of tourists. People are friendly and welcoming. It feels like you are visiting the real Italy. Gubbio is somewhat isolated, but this is part of what is special about it. We went to Perugia, Assisi, and Urbino; all were about an hour away. Our daughter enjoyed the playground and swimming pool near the apartment, as well as exploring the Town. Alfredo is very welcoming, gives lots of information, and even lent us toys and videos. The spacious kitchen is well stocked with lots of equipment. The apartment is great value for the price. We had a great week!

Squalid student flat for tourist prices
The positive: Gubbio is a beautiful city well-worth a visit. The apartment is located within the walls of the city and you can walk anywhere. The linens were, as advertised, clean. The absolute lies: There is no pool. The garden is a garden in the European sense in that it's an unmowed, sun-blasted weed patch. The apartment does not come with a parking space. Rather, the owner directs you to on-street parking outside the city walls that is first-come, first serve. There is no “dining room with kitchen corner” – there’s a kitchen with a table (more on that below). The other problems: Basically, this is cheap student housing that is rented at high tourist prices. Most distressing, the place was very dirty. We ended up washing the filthy coverings on the couches and taking off the kitchen table cloth when our sponge came up black. There was no hot water our first night and even after that was fixed, the water pressure remained terrible. And don’t let the palace talk fool you. While the owner’s living quarters may be nice, the rental is just a dumpy, dumpy apartment. You just aren’t going to want to spend any time here except to sleep (which was difficult with the noise from the street and hazardous; my back went out on the 4th night), and that’s a real problem as you’ll want some place to relax and beat the heat in the middle of the afternoon. The owner is very friendly and frequently appears in the yard to chat. But honestly, when you know someone is ripping you off, that only makes things worse. The bottom line: Visit Gubbio, but stay somewhere else!

What a wonderful experience! The location of the house in Gubbio is perfect for walking throughout the old city and was very spacious, comfortable and well equipped with everything we needed for our stay. Regarding Alfredo...what can I say!? He was very helpful, kind, charming and helped make the visit even more memorable! His suggestions on restaurants and discussions of Gubbio's history were fantastic. Gubbio was wonderful - I had been to Rome several times but never really outside the city. Gubbio had small shops where owners cut prosciutto by hand right in front of you, lovely and reasonably priced restaurants, wonderful views around each corner, history, history, history and lots to see and do without being touristy. While Alfredo's English is excellent, we did not find many fluent English speakers which is something I really appreciated - Gubbio has not yet (and hopefully never will) succumbed to popular culture and the type of tourist trade that drives the local culture into being something of the past. In Gubbio, they *are* still living it, it seems! Isn't this one of the joys of travel!?!? Our very basic knowledge of Italian along with a little effort on our part meant we had no serious trouble communicating. I would certainly recommend going to Gubbio and if we ever manage to make it back there, we would most certainly stay again at Palazzo Balducci! I would highly recommend to anyone! Recommended for: Age 55+, Tourists without a car, Sightseeing, Families with teenagers, Families with young children, Romantic getaway

Laying on the slopes of Monte Ingino, Gubbio is one of the most ancient towns of Umbria, extremely well preserved during centuries and rich of monuments testifying its glorious past.<BR><BR>Two important witnesses of the past are the Tavole Eugubine, one of most important documents referring to the ancient people called Italici and the Roman Theatre just outside the walls of the town. Dominated from the top by the Basilica on which the rests of St. Ubaldo are buried, Gubbio keeps architectonic masterpieces testifying the beauty and the imprtance of what used to be during the Middle ages, a real town-state. <BR><BR>At the beginning of the XIV century the Consuls Palace, today symbol of the town, was constructed together with the square Piazza Pensile and Pretorio Palace. To remind the palaces Beni, del Bargello with the famous fountain, of People Captain , in typical renaissance style, Dukes Palace by Francesco Giorgio Martini which testity the importance of the period on which the Montefeltro&#039;s family had the administration of the town. <BR><BR>Very interesting are also the Cathedral (XII century), St. Maria Nuova (inside which one can admire the Madonna del Belvedere painted by Ottaviano Nelli on 1413), Church and Convent of St. Agostino (XIII century ) with inside frescoes of Nelli, Church and Convent of St. Francesco (XIII century), St. Giovanni (XII century) characterised by the facade and bell tower in romanic style, St. Peter enlarged in 1505 and St. Domenico enlarged in the XIV century.

IN aereo - aeroporto regionale di Perugia, loc S. Egidio, 12 km da Perugia. Ufficio informazioni: tel. +39075 592141 - Aeroporto 'R. Sanzio"di Falconara (un) 155 km lontano da Perugia. Come raggiungere "Palazzo Balducci" - Via Reposati 8 Palazzo Balducci è situato nel centro di Gubbio wihitin il muro del Medio Evo. Per questo motivo, venendo da Nord a partire dal sud, si deve raggiungere la tangenziale e quindi è necessario seguire l'indicazione Centro-Gubbio - Via Perugina. Alla fine di Via Perugina, vedrete una luce trasversale. Prendere la seconda a destra: Via Mazzatinti. Dopo 100 metri la strada gira a destra e lì inizia Via Reposati. Il numero 8 è la seconda porta grande vecchia sulla destra. È possibile parcheggiare l'auto per il tempo che portano i bagagli nell'appartamento (giù per le scale davanti al giardino interno). Se la porta è chiusa si può suonare "Brignone-Brofferio". Dopo che hanno portato i bagagli si dovrebbe parcheggiare l'auto alla fine di Via Reposati girando a sinistra e dopo a destra, di fuori del Medioevo a parete dietro la Chiesa di s. Pietro.
