The apartment was wonderful, quiet with beautiful views from both balconies, I took 3 friends who had never been to France and they all enjoyed it as well. Use Buses that stop outside for most of your trips and connect with trains for further afield Some of the restaurants on site only opened at the weekend but the one that opened all the time had Excellent food and reasonably priced.
Would recommend this to everyone unless disabled as I found the stairs a bit difficult but not so bad it would put me off going again.

Good location for visiting Antibles, Cannes, Nice & Monaco
This apartment is located within walking distance of a beautiful sandy beach and within easy driving distance of Antibes, Nice, Cannes, St Paul de Vence & Monaco which we thoroughly enjoyed visiting. There was a large supermarket within the complex and the pool was also excellent. It was also very helpful having an underground parking space as the car remained cool even during the hottest days. Bash & Anoja were very helpful and easy to contact. I would have no hesitation in recommending this apartment to families visiting this beautiful part of France.

Great Apartment
We had a great week in this apartment. All the communications before we arrived were very helpful. We were met by Anoja who was waiting for us . The apartment is very well equipped with great views onto the pool on one side and lovely park on other side. Location is great very close to beach through the park, great supermarket and nice bars and restaurants in the block . It’s a nice walk to town centre or you can get no 1 bus . We discovered Golfe Juan later in the week I would recommend. Lovely atmosphere down by the marina with lovely variety of restaurants and some bars. We did day trips to Monte Carlo and water park in Biot using the train . I would recommend this apartment for its location and Bash was very helpful to deal with. We all had a great holiday.

Great location in Juan les Pins
My partner and I just returned from a 3 week stay at the Antibes apartment. We found the posted pictures to be accurate. The apartment is compact, but very efficient.The kitchen was well equipped - and we were able to stay in and cook meals fairly easily. It served us well. The 2 bedrooms are air conditioned, which is really needed if you are not used to living in southern France. The living room/kitchen/dining area is well served by a fan, which actually kept the apartment quite comfortable. Although the apartment is showing some signs of age, it was very clean and well maintained.
The Juan Les Pins Residence building itself is part of a complex of apartment buildings. In the center of these buildings is a large courtyard/promenade where you'll find a great grocery store, several restaurants, and other amenities.
The building has a pool (that can be viewed from the balcony off the master bedroom). It is clean and well maintained, and the apartment provides beach/pool chairs and an umbrella.
The beach is a 5minute walk away!
The location is excellent. If you don't mind walking, you can walk along the shore and be in Juan Les Pins in about 15 minutes, and the same for Golf Juan (in the opposite direction), both providing good restaurants and shops. If you're not a walker, the bus into town is right in front of the apartment building.
The bus service is excellent. Cannes is about a 15 minute ride, old town Antibes 10-15. There is also an express bus (250) that goes to the Nice Airport.
I would have no trouble recommending this apartment for its location, comfort, views, and overall satisfaction!

Great Location & Nice Apartment Limited Hot Water
My partner and I and our teenage son spent three weeks at the apartment during July of 2018 and thought it was a great location. The apartment itself is quite nice, only negative aspect is that there is limited hot water each day.
The apartment has two large bedrooms, one with a double bed and the other with two twin beds which worked perfectly for the three of us, plenty of space. There is a nice toilet area that is separate from the bath. There is one bath with a large tub/shower and a sink. Bathroom was very clean when we arrived, huge plus on our end. Only problem with the apartment is the limited hot water as noted in previous
TA reviews. We did mention our concern to the woman who was our contact, not much could be done. For us 3 men, the hot water was completely gone after our morning showers. We aren’t the type of people to take long showers either, thinking 2-3 minutes each. This left us to wash dishes in cold water for the rest of the day. In speaking to other residents, limited hot water is not the norm in that complex. The owner has addressed his comments to the situation in previous reviews.
The apartment has a nice size main room with a large couch, table with four chairs and small kitchen. Large refrigerator is available with a cupboard for some food storage. We found that the kitchen worked fine for us, with sufficient dishes and glasses, pots and pans. The kitchen area was also very clean. The apartment also contains two small terraces one overlooks the pool the other overlooks the Parc Exflora. Only the bedrooms contain air conditioning, the main rooms do not.
We had access to the pool which can be seen from the one bedroom. The pool was a nice addition to the apartment and a nice finish to a hot day at the beach. The beach is a very short walk from the apartment through the park to the tunnel that takes you under the train tracks and street directly onto the beaches. Beach is very nice both clean and convenient with toilets and outside shower for rinsing off.
Outside the entrance to the apartment building is the bus station for the number 8 bus that can be taken to many of the surrounding towns, so convenient and 1.50 Euro each person each way. You can also take the 200 and the 250 bus both run from Cannes to the Nice airport with the 200 being more local and taking longer. The 250 is quicker and pricing is more expensive. Very convenient though. The train stations are also quite close just not easily walkable, but accessible via the bus.
There is a fresh patisserie across the street for fresh baguettes and pastry. The complex has a laundry, market and a few restaurants in the center courtyard. All within a few minutes walk.
Overall the apartment is in a great location for time at the beach and pool. Golfe-Juan and Antibes are such beautiful areas to visit with the Golfe-Juan port area within walking distance and great for dinner.
We enjoyed our stay.

Many thanks for the detailed review and I am glad you enjoyed your 3 weeks stay in our apartment. I am glad you enjoyed the many places to visit in the surrounding area.
We are now staying in the apt for our summer holidays and I have spoken to the guardian about the limited hot water. I am glad to report that after the visit from the electrician we now have hot water generated continuously throughout the day in the summer months. Please note that it does take 7 hours to reheat the water tank but we can shower in the morning and in the evening and have hot water for washing the dishes. I hope future reviews will confirm this fact for all to read.
Many thanks for pointing out others didn’t have the issue. I was led to believe it was an issue for all in the complex. Time for a dip in the pool…… 😉

Lovely apartment, excellent location!
We had a lovely 10 day stay at the apartment. The location is excellent and allows you to explore the French Riviera easily by car, bus or train- all very easy to use. The complex the apartment is located in has a big supermarket, cafes, lovely pool and is next door to a gorgeous park. The beach is a 10 minute walk through the park.This was ideal for us as we have a 1 year old and there was so much to keep him entertained. Although we didn’t use the pool as it was too cold it looked very clean and well looked after. The apartment itself is a good size, there was room for a travel cot in the second bedroom next to the single beds, the bath was essential for us with a toddler. The balcony was safe and the whole place was clean and well looked after. Bash and Donna are very thoughtful hosts and their communication beforehand and during is very thorough and helpful. They even provide towels, beach toys, cool bags etc that really help make it feel like a home from home without having to bring it all with you. They provided a travel cot and high chair that were well looked after and the free parking space is ideal if you do decide to hire a car, though not necessary. There is so much nearby you can walk to and getting the bus/train is very easy! The only downside was the hot water system is pretty old fashioned and runs off a tank, so there is a limited amount per day and once it’s gone that’s it until the next day! There were only 2 adults and 1 toddler and after showering in the morning for the adults and doing 1 tub of washing up there sometimes wasn’t hot water for the evening and our toddler’s bath. I can’t imagine how people with older children or more adults get on as you really need that extra wash after a day at the pool or beach. We made it work but it did feel very rationed and was a bit of a shame as it was the only negative of the trip. We would definitely consider staying here again in the future and recommend it as a great base to enjoy the Riviera, especially with young children.

Many thanks for the review Shannon. The heating system was replaced a couple of years ago and we added the biggest tank which would fit in the cubicle (150 litres). Unfortunately as most complex's in the south of France, there is no gas and therefore hot water is provided by a hot water tank which is heated by electricity overnight.
I agree that there wouldn't be enough hot water to fill a bath and have water left over for other uses.
The hot water needs to be used more sparingly than in the UK where we have combi boilers, which will produce hot water on demand.
We have had several larger families stay.
I will see if its possible to have the water tank heated more than once a day.

Lovely stay
Our family of three stayed here for 4 nights in late October. We found the apartment to be self contained, comfortable and within walking distance to the beach, supermarket, boulangerie and restaurants.
Our 4 year old had fun with the beach toys as did we with beach badminton!
The apartment overlooks a beautiful park and the communal pool in the complex via 2 balconies. It was very peaceful and we felt well rested throughout our stay.
We hope to return again.

Perfect for young family
The owner's description of the property and location is very honest, so there is no need to repeat.
Bash, the owner, is very prompt, professional and helpful in his communication and all deposits were promptly returned with no problems.
Anoja, the local contact, presented the apartment well and made arrival and departure a seamless process.
Overall an extremely well appointed apartment in a beautiful complex and area. We have already recommended it to friends of ours who are planning on renting in the area in 2018!

Fantastic!
We stayed for 10days in the apartment which is between golfe Juan and Juan Les pins. It's the list fantastic location!
The apartment itself is clean and not a bad size for a family of 4. There are 2 balconys, the larger one looks over the park and is quiet and relaxing. We enjoyed many mealtimes sat on the balcony watching the world go by.
In the evening we would walk either into golfe Juan (approx 15mins) or into Juan Les pins (approx 25mins) it's just perfect for an evening walk along the beachfront.
There is an allocated car parking space which is very handy.
We had a fantastic time and wouldn't hesitate to recommend it to family and friends.

If you cancel your holiday more than eight weeks before it is due to start then your deposit will returned minus £100 only if the booking dates are successfully re-rented, otherwise the deposit will be forfeit. No refunds for cancellations which occur 8 or less weeks to the holiday start date.
A £50/€60 cleaning charge will be levied if the apartment is not left in a satisfactory state.
